Its not an easy thing to sell a house. Below are many of the tasks we perform in order for it to be done in the most professional and efficient manner possible.
Initial Contact, to Pricing Your Home to Sell

Selecting the right asking price
After Pricing the Home, to Receiving an Offer to Purchase
Signing a listing agreement
Fill out the Property Checklist (what stays/what goes)
Work up an Estimated Net Sheet for Seller
Have seller fill out a property information sheet
Have seller fill out a utilities bill sheet
Fill out Charlotte MLS forms
Fill out Piedmont MLS forms
Complete ERA listing paperwork
Explain and have Sellers fill out Property Disclosure Statement
Explain and have Sellers fill out Lead Based Paint Disclosure, if needed
Collecting the legal documents
Take lots of interior and exterior photos for use in marketing
Ensure that we have all pertinent documents
Arrange for Appraiser to measure the house
Create take-away Home Books for buyers
Create fliers
Update our website: slide show and Featured Listing
Send out 200 Just Listed color postcards to "move up neighborhoods"
Discuss how to stage the home for showings
Discuss the advantages of obtaining a home warranty
Discuss the advantages of obtaining an appraisal at time of listing
Discuss the advantages of obtaining a home inspection at time of listing
Discuss the advantages of obtaining a termite inspection at time of listing
Discuss the advantages of providing several financing alternatives (terms)
Discuss the sellers role in the home selling process (we work as a team!)
Due diligence on the sellers home: Check the public records to verify ownership, any adverse conditions such as, but not limited to, toxic waste sites in the area, proximity to a flood plain, pending zoning, pending assessments or proposed assessments and other circumstances that might be considered to be of a material nature.
Post and ensure the property can be found online via all respective websites
Enter the property information into both Multiple Listing Services
Notify agents in the office of the new listing
Collect information from the seller on utility bills, taxes, items repaired
or replaced, termite bonds, pest control contracts, surveys, floor plans, etc.
--Scan/upload to both MLSs and put in Home Books
Create newspaper ads for new listing
Put For Sale sign on property
Put information box with fliers on property
Make a set of duplicate keys (for office use only)
Put a lock box on the door (used by agents)
Send a flier to the top buyer agents who work this area
Send a flier to our sphere of influence
Schedule an Open House, if appropriate
Schedule a Broker Open House, if appropriate
Place ads in the newspaper when appropriate
Schedule showings
Follow up with other agents after showings
Arrange for automatic showing feedback to sellers via the Showing Service
Report feedback to sellers if sellers not online
Perform property drive-bys to check on fliers, property, signage
Update sellers on activities completed
Offer advice and consult as requested or required
After 30 days, if activity is slow, discuss with sellers the possible reasons
Prepare and present a CMA update for the seller to review
If a price reduction is warranted, take the necessary steps and notify all
parties, MLS, agents in our office, cooperating agents, and current prospects
From Contract to Closing
A discussion of agency (who represents who in this transaction)
A review of efforts
A discussion of the buyers qualifications as presented by the selling agent
Review of any minor contingencies
A thorough review of the entire offer
Offer advice and consult as requested or required
Accept, reject, or counter-offer the buyers offer
Negotiate the contract with the buyer or buyers agent
Ratifying the contract with the buyer
Prepare a counter-offer if required
Offer acceptance
Deposit earnest money
Notify MLS
Complete required paperwork
Put up SOLD sign!
Prepare documents and make copies
Delivery the fully executed paperwork to the buyer or buyers agent
Delivery the fully executed paperwork to the closing attorney
Follow up on buyers (loan) progress
Follow up on appraisal and survey, if to be performed
Check on title work
Follow up on inspections
Check appraisal for valuation and any repair contingencies
Check to see if home inspections are complete
Check on any repairs required
Notify seller of any buyer repair requests
Negotiate repair requests with buyer
Check on buyers loan progress (continual)
Follow up with and help arrange for any repair work
Coordinate the closing date/time
Coordinate a buyers final walk-through
Attend the closing
Follow up with our clients afterwards
